The Most Essential Thing About Renting Property

So, you've bought a property, and decided you want to rent it out. Now there are plenty of different articles available to tell you everything you need to know to get set up, but do they cover the most important aspect? The most basic, most vitally important part of it? Probably not. In fact, do you even know what it is? Take a guess.

It's pretty likely that, if you stop to consider for a moment, you will be able to think of dozens of different things that might be the most important. For example, setting up the building itself, making sure all appliances are installed and the walls are painted sort of thing. This is obviously something you need to do, but it is far from the most important.

You could be thinking about the more ephemeral matters of getting set up, such as making sure that everything is arranged legally, or designing an application for your prospective tenants that will include everything you want to learn. You also have to think about what forms of rent you accept, deposits, deadlines, and all these other details. They're important too, but again, not the most.

Perhaps you're thinking about how to handle your tenants, resolving disputes, rules on pets or subletting or anything else that might crop up. Hopefully you've included all this in your business plan, but it can be hard to plan ahead as you never know what's going to come up. So maybe the most important thing, is to be prepared for anything. Nope.

Surprisingly, the most important part of renting something is also the one most often overlooked, and it is this: To rent something, you need someone to rent it too. So the most important part of property rental, is finding tenants.

Clearly, you need to find a way to advertise. The saying, "build it and they will come" is a nice idea in theory, but really does not work in practice. A much better system, is "tell them and they will come". So you better start looking for ways to get the word out!

Posters. Billboards. Notices. Physical signs such as this, are an excellent ideas if you are trying to attract people from a specific region. To give you an example, if you want to get students from your local campus, this may well be your best way of advertising. On the other hand, this can easily be expensive, and is often not as effective as you might like.

Papers. A much better idea, you can post in your local freeads or similar paper. They'll often allow you to place your ads for free, or very little at least, and you can reach a large number of people. Still, it is far from the most effective or efficient system, so maybe use it in addition to others.

Broadcasts. This includes television and radio, and is very expensive and rarely worth the effort. I wouldn't even consider this unless you are a big property mogul, with a lot on offer.

Internet. Now, here's a good idea. Everyone uses the internet, and so you've got a large audience ready made and available. As an added bonus, it's targeted, as only the people who are interested will be looking at your site. This should give you the best response of any of these, although you do need to pick the right site.

A quick search through google will immediately reveal a host of different places to post your ads online, although you may have to think a while to decide where to go first. I would suggest that you start with the looks of the page, as you want something that is simple, and easy to navigate, with clear categories. Anything less, and visitors will have difficulty finding your ads, much less responding to them. Then also think about the number of properties on offer. If there are a lot, then it's a popular site, but on the other hand you have a lot of competition. Try to find some sort of balance.

After you've looked through a bunch of these sites, and maybe tried to sign up to one or two, I'm sure you will have noticed something that they have in common. The price. They always seem to charge, and it it's always a lot. What's with the huge fees? Don't worry, you're not the only one to think this. As a matter of fact, a few new sites have recently opened, promising to do the same service for free. So just ad 'free' to your search in google, and track some of them down- they are poised to grow rapidly, and it's well worth signing up. After all, what have you got to lose?

As one example, you could check out localets.co.uk. A very good site in its own right, it also has the added benefit of being the first of the new breed of totally free rental sites. Go ahead, track down a bunch of these, and sign up to all of them. It's not like it costs you anything, and you never know, it could prove useful.

There you have it. The most important part of property rental is finding someone to rent the property, and the best way to do that is to advertise online. So what are you waiting for? Get on with it!
